A Garage Floor Coating Built Like a Plant Floor
A garage floor coating is a bonded resinous system — primer, pigmented or broadcast body coat, and a wear topcoat — mechanically anchored into a profiled concrete slab so it takes hot tires, road salt, and dropped tools without lifting. Four Seasons, Four Different Attacks
A Michigan garage is one of the harshest floors a homeowner owns. It runs unconditioned through a hundred-degree summer swing, it gets a vehicle parked on it while that vehicle is still hot, and from November to March it gets a daily dose of brine dragged in from salted roads. Most coatings sold for garages were never engineered for any of that.

The Four Failures We Get Called About
- Hot-tire pickup. A warm tire softens a thin, weakly bonded film, then grips it as it cools and lifts a patch of coating away with it. The root cause is adhesion, not heat — which is why bond strength of more than 400 psi to concrete with substrate failure (ASTM D7234) is the specification that decides it.
- Road salt and winter slush. Brine runs off the vehicle and finds every pinhole, hairline crack, and open control joint, then works on the concrete underneath. A seamless film with no pinholes gives it nowhere to go.
- Freeze-thaw and vapor from below. Slab-on-grade garages sit on soil with no vapor barrier in a lot of Michigan housing stock. Untested moisture drive is a leading cause of coating failure, and it pushes film off from the back side where no topcoat can help — see moisture mitigation.
- Impact and point loads. Dropped tools, jack stands, motorcycle kickstands, and floor-jack casters concentrate load on a small contact patch. Thin films chip at those points; engineered build-ups do not.
Prep Matters More Than Product
Nearly every garage floor we recoat has already been coated once. The material in the box is rarely the reason it failed — what failed was everything that was supposed to happen before it. This is the sequence a Maverick garage floor follows, and it is the same one our crews run on a production aisle.
- Mechanical preparation, not acid etch. Diamond grinding or shot blasting opens the slab to the CSP profile the system requires, such as CSP 3+ under MavPrime EP. The profile is written into the scope, not left to judgment on the day. An etch cannot produce it.
- Moisture testing before anything is mixed. Moisture vapor is a leading cause of coating failure, so every slab gets tested. Where mitigation is required, the build starts with MavCoat MVB, our moisture vapor mitigation primer, instead of the standard MavPrime EP prime coat. We never coat over an unmeasured slab.
- Repairs first, coating second. Spalls, pop-outs, and pitted areas are rebuilt with MavPatch Epoxy and control joints are honored through the new floor with MavJoint JF semi-rigid filler. Details on the concrete floor repair page.
- A multi-coat engineered build, not one bucket. A nominal 20–30 mil three-coat build: a MavPrime EP penetrating prime pass at 4–6 mils, a MavCoat FC body coat at up to 16 mils carrying the broadcast, and a MavSeal UPA polyaspartic topcoat at 10–16 mils.
- Cut in at the edges and the door. The overhead door line, the step, and the wall base are where a garage floor starts to fail. They get terminated deliberately, not feathered out and hoped for.
Four Ways to Finish the Same Engineered Build
The prep and the primer do not change. What changes is the body coat and the broadcast — and that is a decision about how the garage gets used, not just how it should look. How long does a garage floor coating take, and when can I park on it?
Most two-car garages are prepped and coated across a short, continuous sequence rather than a single afternoon, because the prep, the repairs, and each coat all have to happen in order. Return to service depends on the build you choose: a standard MavCoat epoxy system accepts foot traffic in 12–16 hours at 72 °F with full chemical cure in 5 days, while the MavCoat FC fast-cure basecoat with a MavSeal UPA polyaspartic topcoat recoats in as little as 4 hours, takes foot traffic in 4–6 hours, and takes full vehicle traffic in 48 hours. Cure is temperature-dependent, so we confirm the schedule against the product data sheet at your actual slab temperature before we commit to a date.
Why do big-box garage floor kits peel?
Almost always because of what happened before the coating went down, not the coating itself. A kit ships with an acid etch instead of mechanical preparation, so the slab never reaches the CSP profile the resin needs to key into. It includes no moisture test, so vapor drives through the slab and pushes the film off from underneath. It includes no repair material, so spalls and open joints stay open. And the film it leaves behind is a fraction of an engineered build. Maverick prepares by diamond grinding or shot blasting to a specified CSP profile, tests the slab for moisture, repairs it, and then installs a multi-coat system — the same sequence we use on plant floors.
Will road salt and hot tires damage the coating?
Not a properly built one. Hot-tire pickup happens when warm tires soften a thin, weakly bonded film and lift it as they cool and grip — the failure is adhesion, not heat, which is why bond strength greater than 400 psi to concrete with substrate failure (ASTM D7234) is the number that matters. Road salt and winter slush attack through a different door: brine carried in on the vehicle sits in every pinhole, crack, and open joint and works on the concrete below. A seamless system with no pinholes gives it nowhere to go, and a MavSeal UPA polyaspartic topcoat adds a UV-stable, non-yellowing wear surface at the overhead door where sunlight would amber an epoxy.
Flake, quartz, solid color, or metallic — which finish should I pick?
Flake is the default for a working garage: a full vinyl flake broadcast to rejection hides slab variation, adds texture, and forgives the dirt a Michigan winter brings in. Quartz broadcast is the heavier, more textured version of the same idea, delivering a wet DCOF above 0.63 (ANSI A326.3) where slip resistance matters most. Solid color reads cleanest and shows the most, so it suits garages that stay tidy. Metallic is the showpiece — 35 standard blends, hand-applied and intentionally variegated, better suited to a finished garage or basement than a work bay.
