A Parking Deck Is Not a Bus Pit

A parking deck and a transit maintenance pit are both “transportation flooring” and have almost nothing in common. The deck needs a bonded traffic coating that keeps water and chlorides off the structural concrete and survives snowplows and turning tires. The pit needs a chemically resistant mortar that stands up to oil, coolant, and dropped tools. The showroom needs a finish worth the brand on the wall.

Starting points, not prescriptions. Every Maverick system is engineered to the condition of the substrate, the abuse it takes, and the facility’s history with previous floors — the build changes from room to room and plant to plant. Only new construction over bare concrete comes close to a standard build.

What does a parking deck coating actually do?

It is a bonded, seamless traffic-bearing deck coating — a primer, a rapid-cure basecoat carrying an angular silica broadcast for skid resistance, and a pigmented traffic topcoat — that keeps water and the chlorides in de-icing salts off the structural concrete, where they corrode reinforcing steel. Maverick’s deck system is MavPrime EP, MavCoat FC with silica broadcast, and pigmented MavSeal UPA.

Can you re-floor a bus or rail maintenance garage without shutting it down?

Yes. The work is phased by bay, pit, or lane so the fleet keeps rolling. Pits and fleet bays typically start with ¼″ MavClad EM epoxy mortar or MavCrete urethane cement, troweled and returned to service bay by bay, with fast-cure options selected where a lane has to open by the next shift.

Why not just paint the service bays?

Paint is a film; a resinous floor is a system. In a service bay, lifts, jack stands, tire scrub, oil, and brake cleaner strip a painted floor in months. A MavCoat HB high-build epoxy or MavTop broadcast system bonds into a mechanically prepared slab, carries a slip-resistant texture, and resists the fluids that pool under a vehicle — the chemical-resistance chart on each product data sheet decides the resin. Striping and bay demarcation are coated in, so they do not wear off.

Do car washes and wash bays need a different floor than the service area?

Yes. Constant water, hot washdown, and detergents are a different exposure from oil and tire scrub. Wash bays and commercial car washes typically start with MavCrete urethane cement — thermal-shock resistant and built for washdown — with a quartz broadcast for slip-resistant texture and coved, seamless transitions at walls and drains. Slope correction with MavGrout USP is common where standing water has been the problem, and the whole build carries Maverick’s single-source warranty.
